BOOKING TERMS AND CONDITIONS: 

Please read carefully, as once a deposit is received, these form part of the contract for which you are accepting personal responsibility.  We reserve the right to terminate occupation immediately in serious breach, and to charge and recover under this contract the proper costs of making good any loss or damage or excessive and unreasonable cleaning.  If theres a genuine problem please tell us before departure.

1.  A deposit (normally 50%) is required in order to reserve accommodation.  Upon deposit a contract is then in place and the following applies.

2.  Arrival times between 2:30 - 6pm (unless prior other arrangements are made) and Departure no later than 10:30am.  Luggage may be left on premises for a small charge of £1 per person.

3.  Please treat the accomodation with respect and leave clean and tidy on departure, with all equipment and contents in good condition.

4.  Holidays are to be enjoyed - but please do have consideration for other guests at all times, and avoid excessive noise, particularly if you are returning home late after a night out.  Respectful guests are always welcome, but any guests causing disturbance, damage or nuisance will be asked to leave immediately, without refund and additional costs may apply.  We do not accommodate "Stag Nights" or similar rowdy groups.

5.  For safety and security, please ensure when booking that we have ALL the details of the persons who will be occupying the flat/s and be sure to notify any variations.  Visitors are not permitted on the premises, except by prior arrangement.

6.  Please take care that your flats is securely locked when you go out.  We cannot accept responsibility for items left on the premises.

7.  We rely on guests' good sense to avoid fire risks.  We are a no-smoking establishment.  Smoking is permitted on our car park only.

8.  Parking at owners risk.

9.  Once a booking is made, a legally binding contract exists.  If you cancel, and we are unable to relet, you are liable for the full cost.  If there is a problem after booking, we will of course, do our best to help, but please do let us know (in writing) at the earliest opportunity.
